The most comprehensive and popular of our services. F5 Property Limited deals with all management issues including emergencies, routine and planned repairs/maintenance, including Gas Safety Inspections, Servicing and Certification; rent collection; starting the tenancy; serving notices, for example Notice to Quit.
We also attend to HMO Regulations compliance and all associated gas, electrical, fire equipment and alarm checks and servicing.
For landlords who are happy to deal with repairs and maintenance themselves, F5 Property Limited finds the tenant and collects the rent during the tenancy. F5 Property Limited provides the landlord with a monthly statement of account. Other management functions such as arranging for repairs and maintenance and gaining possession of the property at the end of the tenancy are dealt with by the landlord.
It is impossible to over-emphasise the importance of presentation when marketing your property. If you are an experienced landlord and would like to advertise your property yourself, carry out viewings, draw up contract etc., we can still assist with professional photography. Using a range of professional cameras and lenses along with studio and strobe lighting, where appropriate, we can help you ensure that your property will be noticed, maximum rent achieved and vacant periods minimised.
This is essentially a tenant-find service. F5 Property Limited obtains landlord's agreement on advertised rent, markets the property, finds a tenant, checks and verifies references, obtains guarantors and draws up a tenancy agreement. Once the tenancy has commenced, the landlord undertakes all management of the property. The agent charges the landlord a one-off fee for this.
